Before: Top spring snapped overnight, door locked down with two vehicles trapped inside the garage. After: Both springs replaced as a matched pair, door rebalanced by hand, same morning.

The homeowner called around seven in the morning. The right spring had let go and the door was dead weight against the opener rail. We replaced both springs, not just the broken one, because when one goes the other is usually weeks behind. The door lifted smooth and level before lunch, quieter than it had been in years. A spring under tension is not a DIY part - a door is 200 pounds riding on two springs. Respect it.

Hail-Damaged Panel Replacement in Wellington

Before: Three upper panels dimpled and dented after a spring storm. After: Panels swapped to match existing Clopay color, new weather seal fitted along the bottom.

That March hailstorm did a number on west-facing doors all over Flower Mound. This one lost paint in a dozen places and two panels were creased deep enough to bind the rollers. We ordered matching Clopay panels, swapped the damaged sections, and replaced the bottom seal that had gotten chewed up anyway. The door looked original, not patched. Full Door Replacement on a 1998 Build

Before: Original wood-composite door, water-swollen at the bottom, one hinge pulling out of the frame. After: New Amarr steel-back insulated door, new hardware, new weather stripping, old door hauled off.

This home in The Enclave still had its original door from 1998. The bottom section was soft as a sponge from twenty-five years of sprinkler overspray, and a hinge had started tearing free. We measured, ordered a steel-back insulated Amarr door, and had it installed the following week. The garage is noticeably cooler in July now, and the new nylon rollers made the old metal ones sound like a coffee grinder by comparison.

Off-Track Door After a Bumper Hit

Before: Door jammed at a 15-degree angle, two rollers popped out, bottom bracket bent. After: Track realigned, bracket replaced, door cycle-tested a dozen times.

Someone backed into this door before it finished opening. The bottom roller had jumped the track and the bracket was bent badly enough that the door couldn’t close. We got the door back on its tracks, replaced the bottom bracket, and checked every hinge point up the line. No new panels needed, no new door - just a straight fix in under two hours. We count spring cycles the way you count tire miles - I’ll tell you what’s left on yours. This door had plenty left.

Garage Door Opener Replacement with Wi-Fi

Before: A chain-drive opener from 2005, so loud the bedroom wall shook. After: New belt-drive LiftMaster with Wi-Fi, keypad outside, backup battery installed.
